From iconic department stores to high-end outlets, here are the three retail giants completing their exits from Pennsylvania this month.


1. Macy's

For generations, Macy's has been the crown jewel of Pennsylvania malls. However, as part of its massive "A Bold New Voyage" restructuring plan, which involves shuttering 150 underperforming stores nationwide, the company is making deep cuts across the state.



  • The May Exit: While the massive 12-acre location at the Galleria at Pittsburgh Mills officially closed its doors on April 26, the ripple effect continues through May. Several other Pennsylvania branches are currently in the final stages of inventory liquidation, with storefronts expected to go dark permanently by the end of May 2026.

  • The Strategy: Macy's is abandoning the "mega-mall" anchor model in favor of its "First-Class" flagship locations and a new fleet of small-format "Market by Macy's" stores. For local shoppers, this means a shift toward digital fulfillment and fewer physical showrooms.



2. Eddie Bauer

The legendary outdoor outfitter is seeing its final days on the Pennsylvania map. Following a Chapter 11 bankruptcy filing by the brand's operating entity in early 2026, the company failed to find a buyer for its brick-and-mortar operations.

  • The May Exit: Liquidation sales have been ongoing at all eleven Pennsylvania locations, including high-traffic spots at the Lehigh Valley Mall, King of Prussia, and Tanger Outlets Hershey. Court documents indicate that lease obligations for most of these locations expire in May, making this the final month for shoppers to use gift cards or find clearance gear.



  • The Strategy: While the physical stores are vanishing, the brand itself will survive through wholesale partnerships and a robust e-commerce platform. The move marks a total retreat from the "mall-based" outdoor retail strategy that defined the brand for decades.

3. Saks OFF 5TH

Luxury bargain hunters are losing one of their primary destinations. Saks OFF 5TH, the discount arm of Saks Global, has been aggressively trimming its footprint following broader financial struggles within its parent company.

  • The May Exit: After closing several flagship-adjacent spots earlier in the year, the remaining Pennsylvania outlet locations—specifically in Pittsburgh North, Plymouth Meeting, and Franklin Mall—are scheduled to complete their shutdowns by the end of May 2026.

  • The Strategy: The closure is part of a "critical eye" evaluation of the brand's footprint. Saks Global is shifting its focus exclusively to high-performing luxury hubs, leaving the "off-price" luxury market in Pennsylvania almost entirely to competitors like Nordstrom Rack and T.J. Maxx.


What's Next for PA Real Estate?

The departure of these three giants leaves millions of square feet of vacant real estate across Pennsylvania. However, real estate analysts suggest a "changing of the guard" is already underway. While apparel and department stores retreat, discount grocers like Aldi and Lidl, as well as "medtail" (medical clinics in retail spaces), are quickly moving in to fill the void left by the giants of yesteryear.
