PhillyBite10DELAWARE - While several national brands have been scaling back their physical footprints, Delaware is bucking the trend this June with a series of high-profile openings and redevelopments. From the massive Avenue North project in Wilmington to major anchor replacements in Brandywine and Newark, the First State retail sector is entering the summer with significant momentum.

Here are the major retail stores and developments opening in Delaware this June.

1. Burlington "Reimagined" (Brandywine Crossing)

The off-price giant Burlington is set to open its newest location serving the busy Brandywine and North Delaware corridor in June 2026. Taking over a large site formerly occupied by a craft retailer, this location will debut Burlington's "reimagined" store design.

Shoppers can expect a modernized layout featuring:

  • Wider, more organized aisles for easier cart navigation.
  • Bold, clear signage designed to streamline the treasure-hunt shopping experience.
  • Refreshed departments across apparel, home décor, and beauty, with new inventory arriving daily.

2. The Avenue North Expansion (Wilmington)

One of the most ambitious mixed-use projects in Delaware history, Avenue North, is hitting a major milestone this June. Located on the former AstraZeneca campus, this 79-acre development is activating a significant portion of its 200,000 square feet of retail and restaurant space.

Joining established local favorites, June will see the debut of several boutique retailers and lifestyle services designed to cater to the new luxury apartments and office residents on-site. The development is positioning itself as a "live-work-play" epicenter at the intersection of Concord Pike and Powder Mill Road.

3. Pop Mart & Lifestyle Additions (Christiana Mall)

Delaware's premier shopping destination, Christiana Mall, continues to refresh its tenant mix to address shifts in traditional retail. Opening this June is the highly anticipated Pop Mart flagship. This global designer toy brand represents the mall's pivot toward "collectible culture" and younger demographics.

Additionally, several existing high-performers are debuting refreshed concepts this month, ensuring Christiana Mall remains the tax-free shopping hub of the Mid-Atlantic.

4. The Giant Anchor at Shops at Concord (Wilmington Border)

The Shops at Concord is a major draw for Delaware's tax-free shoppers. Following years of planning, a massive 53,000-square-foot Giant supermarket is slated to open its doors in June 2026.

This opening acts as the primary anchor for the new 155,000-square-foot center, which also includes:

  • LA Fitness Club Studio
  • America's Tire
  • Flagship Carwash

The "Tax-Free" Advantage Remains Strong

The influx of these major retailers highlights Delaware's unique position in the regional economy. Even as national chains restructure, the lack of sales tax continues to drive foot traffic from neighboring Pennsylvania, Maryland, and New Jersey. Developers in 2026 are increasingly moving away from traditional "closed-box" malls and toward "lifestyle centers"—open-air, walkable districts that combine high-end retail with wellness and dining.
