While the shift toward e-commerce is nothing new, 2026 marks the deadline for several "optimization" plans announced by retail giants, setting a grim tone for Virginia's shopping landscape.

Macy's "Bold New Chapter" Hits Hard. The most high-profile contraction comes from Macy's, which is in the final stages of its plan to shutter 150 underperforming stores by the end of 2026. While the company has not released a finalized list of all closures for the year, Virginia's 15 locations—including anchors in Arlington, Manassas, McLean, and Fairfax—remain under scrutiny. The department store giant is shifting focus to its best-performing assets and smaller, boutique-style "Market by Macy's" concepts, leaving traditional mall anchors vulnerable.



Walgreens and Pharmacy Contraction. The neighborhood pharmacy is also disappearing. Walgreens is continuing its massive cost-cutting measures to close 1,200 stores nationwide. With approximately 100 locations across Virginia, communities from Vienna to Richmond are bracing for empty storefronts. Several closures have already impacted the Charlottesville area, and more lease expirations in 2026 are expected to result in dark stores.

Discount and Furniture Retailers Liquidation. The low-margin sector is taking a significant hit. Family Dollar and Dollar Tree, both headquartered in Chesapeake, VA, are proceeding with the closure of nearly 1,000 Family Dollar stores. Locations in Lynchburg (Campbell Ave and Federal St) have already been marked, with more anticipated as the company attempts to stabilize its portfolio.



Meanwhile, the furniture sector is seeing a total collapse of certain brands. American Signature and Value City Furniture filed for Chapter 11 bankruptcy late last year and are shuttering their remaining 89 stores, a move that will leave large vacancies in Virginia's power centers.

A Silver Lining? It isn't all bad news for Virginia shoppers. In a counter-trend, discount grocer Grocery Outlet has confirmed it will open its first-ever Virginia location in Falls Church this February, with plans to expand further into the state. This suggests that while traditional department stores and pharmacies are dying, the "extreme value" model is still finding a foothold.
