Bucks County — After more than half a century as a shopping destination, the Neshaminy Mall in Bensalem will close its doors for good on Saturday, October 31, 2026.
The 1,050,000-square-foot property, long a fixture in Bucks County, has operated for 58 years. It is currently about half vacant. Paramount Realty and Edgewood Properties own the mall and acquired it in 2024.
Ownership has announced plans to transform the site into an open-air “town center”-style shopping destination. Most of the enclosed mall will be demolished, with demolition expected to begin before year-end.
Several key anchors and businesses are expected to remain open through the redevelopment:
- Boscov's
- Barnes & Noble
- A 24-screen AMC Theater
- On The Border and UNO Chicago Grill restaurants in the parking lot
The ownership team is looking to bring in a mix of new businesses, along with opportunities for residential and medical establishments, according to information from Edgewood Properties.
No detailed timeline for the full revitalization has been released yet, but the closure marks the end of an era for a once-bustling retail hub off Route 1 near the Pennsylvania Turnpike.
