PENNSYLVANIA - The retail landscape in Pennsylvania is undergoing a massive realignment as we head into the fall of 2026. Across the Keystone State, both suburban malls and urban shopping centers are grappling with a brazen wave of store closures. By the end of 2026, more than 1,400 brick-and-mortar stores are expected to shutter nationwide as part of a broader transition toward e-commerce and more efficient operations.
Here is a look at the major closures redefining the Pennsylvania shopping experience this fall.
Department Stores and Anchors
The most visible sign of the 2026 retail shift is the ongoing retreat of large department stores.
- Macy's: As part of its "Bold New Chapter" initiative, Macy's is actively shrinking its national footprint. The company plans to close another 80 stores by the end of 2026, shifting focus to its 350 "go-forward" locations and enhancing the online shopping experience. This follows the notable early-2026 closure of the Macy's at the Galleria at Pittsburgh Mills in Tarentum.
Apparel and Fashion Exits
The clothing sector in Pennsylvania is taking a substantial hit this year, with bankruptcies and downsizings leaving multiple vacancies.
- Eddie Bauer: After failing to secure a buyer during its Chapter 11 bankruptcy proceedings, Eddie Bauer is liquidating all 175 of its stores across the United States and Canada. This includes shutting down all 13 of its Pennsylvania stores. Affected locations include Millcreek Mall in Erie, the Hershey Outlet, North Wales, Pottstown, Glen Mills, and Harrisburg.
- Carter's: The children's apparel retailer plans to shutter approximately 100 stores by the end of 2026. The brand currently operates dozens of stores in Pennsylvania, including locations in Bala Cynwyd, Exton, Kennett Square, Levittown, North Wales, Philadelphia, Pottstown, and Springfield.
- Francesca's: This clothing retailer is also in the process of shutting all of its locations.
Furniture and Home Goods
- Value City Furniture: Following a bankruptcy filing by its parent company in late 2025, Value City Furniture is pulling out of its entire Western Pennsylvania footprint. The ongoing liquidation impacts showrooms in Cranberry, Monroeville, Robinson, and West Mifflin. An additional Pennsylvania closure has been confirmed for the Harrisburg location on Jonestown Road.
- Yankee Candle: Parent company Newell Brands is closing 20 Yankee Candle stores as part of a "productivity plan" designed to enhance efficiency and strategic focus.
Groceries and Dining
The retail contraction is also impacting the food and convenience sectors.
- Grocery Outlet: The California-based supermarket chain is closing 36 underperforming stores. Two-thirds of these closures are concentrated in the eastern U.S., as leadership cited no "viable path to sustained profitability". The chain currently has about 18 stores in Pennsylvania.
- Fast Food Contractions: Wendy's plans to close approximately 300 restaurants, which is about 5 percent of its 6,000 global locations. Similarly, Pizza Hut is shuttering around 250 underperforming stores as part of its "Hut Forward" turnaround strategy. Both Wendy's and Pizza Hut operate over 100 locations in Pennsylvania.
The Broader Real Estate Impact
These closures reflect a widening geographic bifurcation in the retail real estate market. The Pittsburgh market, for example, has recently been classified as "Rust Belt Stressed". It has experienced a negative net absorption of over 890,000 square feet and a rising vacancy rate of 6.4%. As fall approaches, local economies will closely monitor how these vacant commercial spaces are repurposed.
